London ACORN Spotlights LMCH “Fair” Grade vs. Real-Life Conditions: Showcasing a Gallery of Tenant Horrors

London ACORN tenants at 85 Walnut Street turned the outside of their building into a must-see Housing Gallery—a creative, tenant-led tour that shows exactly what families live with in LMCH: leaks, pests, mold, and unsafe living conditions . Residents guided media and supporters through the images, then picketed outside 85 Walnut.
LMCH’s 2025 Asset Management Plan grades 85 Walnut as “Fair,” which LMCH itself defines as requiring attention with “significant deficiencies.” In the same report, LMCH’s summary chart shows nearly seven out of ten LMCH housing assets rated Poor or Very Poor. Tenants are using LMCH’s own language and ratings to show the gap between what’s on paper and what’s in their homes.
Over 30 photos were displayed across three tri-fold boards, and media turned out in force—CBC, the London Free Press, and Antler River Media Co-op covered the action! Tenants delivered a demand letter on site to LMCH Communications Manager Matt Senchal.


Tenants pushed for a formal meeting between LMCH and the ACORN Tenant Union with several leaders present. Matt said he could not commit on behalf of the decision-makers responsible for setting that meeting but stated he hopes to have it set up. We will follow up in writing to secure a date and keep building momentum until repairs, restoration, and communication are handled properly!!
Tenants are also urging the City of London to adopt city-wide landlord licensing with proactive inspections that apply to both private and public housing. Proactive checks, public grades, and real penalties would shift the burden off tenants and make sure repairs actually happen!
