Brampton Tenants Demand City Councillors Stop Demoviction at 507 Balmoral Dr

Posted June 10, 2025

Dozens of  Peel ACORN members showed up at City Hall last night to speak out against a proposed demolition that would destroy one of the few remaining affordable housing buildings in the city. 507 Balmoral Drive has been home to low-income families and seniors, many of whom have lived there for over 20 years.

The developer is planning to tear down the current 55-unit building to build a luxury high-rise with over 1,000 condo units. However, without strong tenant protections, current tenants face permanent displacement from their homes and communities. Beyond the loss of affordable housing, tenants raised a number of concerns, such as children being forced to change schools and leave their friends, increased traffic and noise, and more. Tenants are especially alarmed because no replacement rental units are guaranteed, and there is no legal requirement to allow residents to return, let alone at the same rent.

This isn’t just about one building. It’s about preserving what little affordable housing is left in Brampton. If this demolition goes through, it could set off a domino effect that puts even more affordable units at risk and deepens the housing crisis.

ACORN members are calling on Brampton City Council to:

  1. Reject the demolition

  2. Introduce a strong rental replacement bylaw with temporary accommodations, rental top ups and right-to-return at the same rent are guaranteed

Despite the hardship and fear of eviction, tenants are organizing and fighting back. Brampton ACORN will continue pushing for policies that put people before profit and protect working-class communities from displacement. “We’re not going anywhere without a fight,” said one ACORN member who lives at 507 Balmoral Drive.
